Your home means everything.
Your tax bill shouldn't.
Georgia families overpay property taxes every year without knowing it. We check your county's math, build your case from real sales, and handle the appeal — flat fee, no surprises.
Real sales. Real county records. Your case is built on evidence, not opinions.
Every number on this wall is a verified Lowndes County sale or assessment. When the county's own data shows a neighbor carried 11% above what their home actually sold for, that's not our opinion — that's their record.

Why your 2026 notice looks different
Georgia redesigned the assessment notice this year — every county now uses the new statewide form. Your notice shows your value and exemptions, but it may not show an estimated tax bill, because counties set millage rates later in the year.
That makes it easy to shrug off a value increase you would never accept on a bill. We translate the new notice: what the value means, what it will likely cost you, what changed from last year, and whether the evidence supports an appeal — all before your 45-day deadline runs.

We don't file weak appeals.
Our analysis runs before you pay. If the evidence says your value is fair — or an appeal could put your value at risk — we tell you straight, for free, and explain why. No guesswork, no surprise contingency, no weak filings.
A win can protect your value for three tax years.
Under Georgia's 299(c) rule, a value established by appeal decision or written agreement generally cannot be raised by the county for the next two successive years — subject to statutory exceptions like substantial improvements, record corrections, or re-appeals. It's why a well-built appeal is worth more than one year of savings.
Every unit is a tax bill. Appeal the whole portfolio.
Duplexes, quads, student rentals, whole portfolios — each parcel gets its own case, its own evidence, and its own deadline tracking in one account. And because a win is generally protected for two additional tax years under 299(c), every successful parcel compounds — straight back into your rent roll.
