Why your 2026 notice looks different

Georgia redesigned the assessment notice this year — every county now uses the new statewide form. Your notice shows your value and exemptions, but it may not show an estimated tax bill, because counties set millage rates later in the year.

That makes it easy to shrug off a value increase you would never accept on a bill. We translate the new notice: what the value means, what it will likely cost you, what changed from last year, and whether the evidence supports an appeal — all before your 45-day deadline runs.

O.C.G.A. § 48-5-299(c)

A win can protect your value for three tax years.

Under Georgia's 299(c) rule, a value established by appeal decision or written agreement generally cannot be raised by the county for the next two successive years — subject to statutory exceptions like substantial improvements, record corrections, or re-appeals. It's why a well-built appeal is worth more than one year of savings.
